Assessment Review

As part of Kingmont’s analysis of the property’s assessment, the following factors may be considered. These factors may include:

  • Comments and analysis of MPAC’s records
  • Zoning notes and review of allowable usage
  • Sales and market research to identify similar property and market trends
  • Issues of building or equipment obsolescence
  • Cost of building
  • Property income and expense audit
  • Review tax classification and land values
  • Evaluate the rates and inputs applied by MPAC, as an example, gross leasable areas, fair market rents, allowances, cap rates or costing rates
  • Site specific questions

All applicable factors are used in order to create an opinion regarding the validity of the assessment returned by MPAC.

Should Kingmont consider that an assessment reduction is possible, we will proceed based on the type of error. The property may require assessment appeals or municipal applications, or it may require a quiet closing of the file if errors are in the property’s favour.
